How Georgia Homeowners Can Take Better Care of Their HVAC System

Overgrown landscaping, tall grass, weeds, or leaves that accumulate around your air conditioner is common, especially in Southeast Georgia where vegetation grows fast during the spring and summer months. Our warm, humid climate can make HVAC upkeep a constant challenge, however ignoring simple maintenance can turn into a much bigger problem. The good news is that a few easy habits can help your system run more efficiently year-round and keep you from costly repairs during the hottest days of the year.

Outdoor Unit Maintenance

Your outdoor unit needs room to breathe. Air is pulled through the sides of the condenser and exhausted through the top. When weeds, grass, shrubs, or debris restrict airflow, your system has to work harder to release heat, which can increase wear and tear while reducing efficiency. Air Concepts generally recommends maintaining at least 2-3 feet of clearance around the unit and several feet of open space above it.

Get into the habit of inspecting your unit every two weeks to stay on top of maintenance. Remove tall grass, weeds, or ferns from around the unit and don’t allow leaves, pine straw, or fallen branches to sit on top of your condenser or rest close to it. Grass clippings can become lodged in condenser coils, restricting airflow. When mowing, direct the discharge chute away from the outdoor unit whenever possible. Likewise, avoid using weed eaters too close to refrigerant lines or electrical wiring.

Gently Clean the Outdoor Unit

Over time, Georgia’s pollen, dust, dirt, and humidity can coat the condenser coils. Our technicians gently wash outdoor units during a routine maintenance visit, but you can do it too. Safely turn off the power to your unit. Remove any debris. Using a garden hose with gentle pressure, rinse the exterior coils. Do not use a pressure washer or heavy pressure which can bend delicate fins and actually reduce system performance.

Don’t Ignore Standing Water Around the Outdoor Unit

During our rainy season, we receive a significant amount of rainfall. After heavy storms, check the area around your outdoor unit. Standing water can contribute to corrosion, encourage pest activity, and create drainage issues around the equipment. Make sure water drains away from the unit rather than pooling beneath it.

Change Your Air Filter Regularly

One of the most important HVAC maintenance tasks happens inside the home. This is something we’ve talked about a lot, but a dirty air filter restricts airflow and forces the system to work harder than necessary. We know that in Brunswick, Jekyll Island, St. Simons Island, and all the surrounding areas, cool air is needed most of the year. During the warmer months, set a timer to inspect, replace, or clean filters monthly.

If you have pets, allergies, or a busy household, you may need even more frequent replacements. Dirty filters are one of the most common causes of reduced airflow and higher utility bills.

Keep Indoor Vents Open and Unblocked

Many homeowners unknowingly reduce HVAC efficiency by blocking supply vents with furniture, rugs, curtains, storage boxes, etc. Walk through your home and make sure air can flow freely from every register. Proper airflow helps maintain consistent temperatures and reduces strain on the system.

Pay Attention to Warning Signs

Your HVAC system often gives early warning signs before a major breakdown occurs. Contact a professional, like our team of certified technicians, if you notice anything out of the norm like weak airflow, rooms that won’t cool properly, strange noises, unusual odors, higher-than-normal electric bills, or longer run times during moderate weather. Addressing small issues early is almost always less expensive than waiting for a complete system failure.

Schedule Professional Maintenance

Even homeowners who do an excellent job maintaining their HVAC system should schedule professional service like what we offer twice a year. Technicians inspect electrical components, check refrigerant levels, clean critical parts, test system performance, and identify problems before they become expensive repairs. Routine maintenance helps improve efficiency, extend equipment life, and reduce the likelihood of unexpected breakdowns during Georgia’s hottest months.

Your HVAC system works hard nearly year-round in the Golden Isles. Simple tasks like keeping vegetation trimmed, changing air filters, cleaning around the outdoor unit, and scheduling routine maintenance can make a significant difference in comfort, efficiency, and system lifespan. A few minutes of preventative care today can help you avoid a costly service call tomorrow.
